WESTLING & ASSOCIATES was established in 1996 in order to provide Development Services and Construction Project Management to the commercial, industrial & tenant improvement segments of the real estate industry. Backed by more than thirty-five years of development experience that encompasses over fourteen million square feet of completed projects, WESTLING & ASSOCIATES brings leadership and a “hands on” approach to your development. Through past successful projects, we have established a positive working relationship with selected architects, land planners, engineers, space planners, and consultants that have the capabilities to bring a high level of quality to project. Coupled with qualified general contractors, we can assemble a team of professionals that will be compatible with a wide range of developments, construction projects, or tenant improvements.

Since its inception the firm has managed the construction of more than 6.2 million square feet of new construction. WESTLING & ASSOCIATES’ extensive experience includes industrial/flex-tech buildings, class “A” mid-rise office, industrial office, warehouse distribution facilities, condominiums in a hotel configuration, as well as a wide array of special projects including tenant improvements, marina remodel, hotel guestroom and common area renovation, retail center renovation, existing building reinvestments, landscape renovation, athletic fields, infra-structure, re-roofs and HVAC retro-fits.

JAMES R. WESTLING, President of WESTLING & ASSOCIATES gained valuable experience in developing millions of square feet of buildings as an owner and brings the ownership perspective to your project. JOSHUA S. WESTLING, Vice-President of WESTLING & ASSOCIATES joined the firm in July of 2005, bringing nine years of construction experience covering a wide array of projects including resort condominiums, tenant improvements, building renovations and other special projects. This combined experience means quality, commitment, and cost awareness are at the forefront of our development and project management efforts. Beginning with site analysis and ending with move-in at completion, WESTLING & ASSOCIATES has the experience and capability to assist in all facets of the development process.

PRE-CONSTRUCTION

• Coordinate architect, engineering team and appropriate consultants during preparation of construction documents
• Develop qualification package and assist in pre-bid contractor selection
• Assist design team with proper agency submittals
• Finalize bid document package
• Assist in bid coordination, analysis of bids and recommend contractor
• Assist in preparation of contract documents

CONSTRUCTION

PROJECT COMPLETION

• Continued review of project to insure all contractual work is completed
• Coordinate final inspections, sign-offs, and certificates of occupancy by agencies
• Assist in preparation of punch list and completion of remedial work
• Manage commissioning of building equipment
• Review and approve final invoices and lien release documentation
• Review and acceptance of contractors close-out package including “as built” documentation, warranties and manuals
• Move coordination, if applicable
• Finalize job cost reports
